California utilities would control the temperature of new homes and commercial buildings in emergencies with a radio-controlled thermostat, under a proposed state update to building energy efficiency standards.

Customers could not override the thermostats during “emergency events,” according to the proposal, part of a 236-page revision to building standards. The document is scheduled to be considered by the California Energy Commission, a state agency, on Jan. 30.

The description does not provide any exception for health or safety concerns. It also does not define what are “emergency events.”

Can I make American Home Shield Pay?

Long story short we just bought a house with an american home shield warranty 2 months ago. Our hot water now needs to be replaced. Not only is the water the color of chocolate milk, we have to keep the hot water turned off at the water heater b/c when turned on hot water spews outside of our home from the overflow pipe outside. This is caused b/c the pressure valve no longer works. AHS had a plumber come out to inspect who agreed it needed to be replaced, said he’d order it and submit his findings to AHS. Today we were notified by AHS that our claim was being denied. Why? b/c we still have hot water. None that we can use and spewing from the side of our house, never the less it is hot. We are having to take showers at my parents house, can’t use dishwasher or any other appliance w/ hot water. Can I make them pay to replace this?

this home is sold and the new owner claims that the children had improperly removed certain fixtures from the home and premises. The property removed included garden statutes, lighting fixtures, a pipe organ, metal decorations of birds around the swimming pool, a a large statute of pegasus. which of these items were fixtures that should not have been removed? and why?
