Long story short we just bought a house with an american home shield warranty 2 months ago. Our hot water now needs to be replaced. Not only is the water the color of chocolate milk, we have to keep the hot water turned off at the water heater b/c when turned on hot water spews outside of our home from the overflow pipe outside. This is caused b/c the pressure valve no longer works. AHS had a plumber come out to inspect who agreed it needed to be replaced, said he’d order it and submit his findings to AHS. Today we were notified by AHS that our claim was being denied. Why? b/c we still have hot water. None that we can use and spewing from the side of our house, never the less it is hot. We are having to take showers at my parents house, can’t use dishwasher or any other appliance w/ hot water. Can I make them pay to replace this?

If you are being foreclosed on, can you take the appliances? Technically, there was an allowance for appliances when the home was purchased. If you take them, what will happen? I have looked at a lot of houses that have been foreclosed on and none of them have appliances. Some the toilets are even gone!!
I only want the appliances. We were given an allowance by the builder but my parents actually purchased the appliances for our wedding and I would really like to take them with me.
I have no intention of ruining the house. I’m not bitter. We got into an adjustable rate mortgage and our house payment went up $400 and I guess we just got in over our heads and my husband got laid off so that made it worse…

Basically, i just want to know how much stainless steel appliances increase the value of a home.

I already have a nice kitchen (backsplash, granite tile countertop, and wood laminate floors), but I would like to upgrade the appliances. Is it a good idea financially? Would i get my money back when i try to resell?? Stainless steel appliances are expensive. Is it worth it?

I live in a 12 year old house. All of the kitchen appliances are original to the home, so I may have to replace several appliances during my time living here. I know it is important to the value of the home to have matching appliances, so if i upgrade the fridge, I would update the other appliances as well, when they need to be replaced.

(extra info: This is my first home. I’ve lived here for a little over a year and I will probably live here for another 5 years, maybe more…)

this home is sold and the new owner claims that the children had improperly removed certain fixtures from the home and premises. The property removed included garden statutes, lighting fixtures, a pipe organ, metal decorations of birds around the swimming pool, a a large statute of pegasus. which of these items were fixtures that should not have been removed? and why?
